South Congress

Located south of Downtown Austin, TX, the South Congress neighborhood is one of the city’s most iconic place for dining, shopping, and nightlife. This area attracts visitors every day of the week. This garage services many of the neighborhood businesses throughout South Congress, as well as restaurants, retail and a small boutique hotel on-property.

The Problem.

The parking garage on 1407 Eva Street faced serious issues with their previous operator. Improper signage left visitors wondering how to pay, or how to validate, as multiple nearby businesses offered complimentary parking validations with purchase. One business left their validation instructions in a window facing the street to remove the burden off their employees, which resulted in parkers who weren’t visiting the business receiving free parking

Additionally, the operator’s LPR Cameras were not accurate in detecting drivers going in and out. Therefore, the operator hired staff to explain how to pay, which incurred high operating expenses. The garage also was not cleaned regularly, which left it looking unsightly. Due to the lack of revenue collected, and the state of the garage, this left the owner seeking a new operator.

The Solution.

Premium Parking took over operations for 1407 Eva Street in August 2022. New clear, concise signs were installed, instructing parkers how to pay for their parking sessions. Additional signage was placed at the garage entrance and pedestrian egresses indicating which businesses would validate parking, and for how long.

To fix the issue of non-guests validating their complimentary parking, the window sign was removed in favor of a self-serve validation kiosk inside the business. Premium’s GLIDE Eye LPR® cameras were also installed, which can accurately detect when vehicles enter and exit as well as non-compliant parkers. Lastly, Premium Parking provides porters to clean every morning and evening to ensure the garage remains in a pristine, welcoming condition.

The Results.

Within the first three months of operation, Premium was able to increase revenue by approximately 80%. This can be attributed to a modern validation system, the improved signage with a user-friendly payment platform, heightened compliance measures, and the addition of Premium’s Star Spaces®. Now, the South Congress neighborhood has a reliable parking garage that works for both its visitors and owner.
